-There is a speed limit on our lane of 5-10 mph; we have two speed bumps to slow traffic down. If the neighbor’s complain about speeding the security deposit will be forfeited.
-Noise on the property needs to be kept to a minimum, especially after 9pm and completely after 10pm or again the deposit will be forfeited.
-There is limited parking here for parties and guests, the limit on guests is 8 people or 2 extra cars per home. Our homes are wonderful and our guests invite their friends over to use the pool and facilities, and there is not enough parking. This also creates extra traffic on the lane with people coming and going. We don’t mind a one day party or visit, but everyday of extra cars and guests is abusing the idea of a vacation visit.
-There are two air conditioning units in each home, one upstairs and one downstairs. We are offering free a/c of 6 hours a day per unit. Each unit is metered and anything over the 6 hours is a charge of $1 per hour. The homes are insulated and have double pane windows. The a/c units will cool the homes to 78 degrees running on just 4 hours a day if windows and doors are kept closed. When clients try to cool the homes to 70 degrees or cooler the a/c units will run 24-7 and the cost skyrockets.
-We no longer have an office/conference room with fax machine or computer, we are wireless for the internet
-There is a studio apartment in the back in which the owner or a caretaker resides for overseeing the property.
